Roofing in Four Corners, 34714: a Clermont address on the county line

South of Lake Louisa State Park the mail says Clermont, the permit comes from Tavares, the owner often lives in another state and the house may have guests in it this weekend. Roofing here is a scheduling and documentation job as much as a roofing job, and this page is how we run it.

- Four Corners Roofing · Clermont, FL

Four Corners is not Clermont, and that is the first thing a roofer working there has to understand. It is an unincorporated census-designated place of about 56,000 people (2020) and roughly 51 square miles where Lake, Orange, Osceola and Polk counties meet, named for the point where all four touch. The Lake County portion carries Clermont 34714 mailing addresses, sits outside the City of Clermont entirely, and is served from Tavares for permits. A large share of its houses are vacation rentals and long-term rentals, and a large share of their owners are not in Florida.

Pro Specialty Services is a Florida-certified roofing contractor (CCC1335465) based in Eustis, about 40 minutes from Clermont by SR 19 and SR 50 and a few more minutes south on US 27 to the Lake Louisa line. The Lake County part of Four Corners is in our service area; the Polk, Orange and Osceola parts are not, and we say so rather than pretend to know three other counties' building departments. This guide is for the owner who is not standing in the driveway: how we inspect, document, permit and schedule a roof you may never see in person, and what the weather down here does that it does not do in Summit Greens.

Where Four Corners is, and which part we serve

Lake Louisa State Park at 7305 US 27 is the landmark. The 34714 addresses south of it along US 27 are Four Corners for permit purposes: unincorporated Lake County, not the City of Clermont. The communities continue south and east across the Polk line (toward US 192 and the Davenport and ChampionsGate side) and across the Orange and Osceola lines, and a house a mile from the next may be in a different county with a different building department.

  • Lake County portion: our service area. Permits through the Lake County Office of Building Services, 315 W Main St, Tavares, (352) 343-9653. Everything on this page applies.
  • Polk, Orange and Osceola portions: outside this site's area. If you call us from one, we will tell you so on the phone rather than after the inspection.

How to tell which you are: the county on your property tax bill, or the Property Appraiser whose website lists your parcel. A Clermont mailing address with a Polk County tax bill is a Polk County house. The Clermont roof permits guide explains how the parcel, not the ZIP, decides the permit office everywhere in our area.

Roofing a vacation rental: the calendar is the constraint

A short-term rental's roof has a problem a primary residence's roof does not: guests. A leak during a stay is a refund and a review as well as a ceiling; a re-roof is a week the house cannot be booked; and a licensed vacation rental under Chapter 509 of the Florida Statutes has a duty to its guests that a homeowner with a tarp over the lanai does not. So the roofing work gets planned around the booking calendar, and we have built the process for it.

  • Inspection between stays. We coordinate the window with you or your property manager, enter with the lockbox or manager, and are out before the cleaners arrive. The attic gets checked if it is accessible without disturbing the house.
  • Repairs in a turnover gap. A single-area repair, a boot, a flashing, a slope of shingles, a lightning-split ridge cap, is a same-day job scheduled into the gap between checkout and check-in. We confirm the morning of, and we send after photographs before the next guests arrive.
  • Replacements in a blocked week. A single-story shingle re-roof is one long day plus a dry-in the same day; a two-story runs two. We ask for a blocked week so weather has room, and because Lake County auto-issues residential re-roof permits online, the permit is not what holds the week.
  • Pool cages and screened lanais are the norm down here. Protection goes over the enclosure before tear-off, debris comes down a chute rather than over the cage, and a magnet sweep covers the deck and the pool area before we leave.
  • Emergencies. An active leak with guests in the house is a tarp or dry-in first, the same visit when the roof is safe to be on, and a permanent scope after. Call the number on this page; the manager or the guest can let us in.

Roofing for an owner who lives somewhere else

Most of our Four Corners conversations happen by phone, text and email with an owner in another state or another country, and the process is built so you never have to fly in to make a roofing decision.

  1. Permission and access. You authorize the inspection by text or email; your manager or lockbox gets us in. We do not enter a house without the owner's or manager's say-so.
  2. The report. Dated photographs of every slope, every penetration, the attic where accessible, and the gutters and fascia from the ground, with a short written summary that ends in one of three places: nothing needs doing, a repair will hold, or the roof is done. It goes to you by email the same or next day.
  3. The estimate. Written scope, product and Florida Product Approval numbers, per-sheet decking price for a replacement, the warranty, and the tier options side by side for a shingle roof. Signed electronically.
  4. The permit and the Notice of Commencement. Lake County, online; the notice recorded with the Lake County Clerk before the first inspection on any job over $5,000, with your signature handled electronically or by your authorized manager where the documents allow.
  5. Progress and after photographs. Sheathing, underlayment, drip edge, flashing, each with a ruler in the frame for the inspector, and the finished roof, all sent to you. The county requires the photograph set anyway; you get the same set.
  6. Invoicing. To the entity on the deed or to your property manager, whichever you tell us. Every photograph stays in your file for the next buyer, the next insurer or the next claim.

Property managers: we work with you the way you work, send the scope to you and the owner at once, and keep the guest calendar out of the dispute. If you manage several Four Corners houses, the maintenance routine on our roof maintenance guide is written for a portfolio.

What the weather does in 34714 that it does not do in town

Two things on the record make Four Corners roofs different from roofs five miles north.

Lightning. Vaisala's 2022 report named Four Corners the lightning capital of the United States, at more than 1,200 lightning events per square mile, the most of any community in the most lightning-prone state. Lightning season runs late May through September. A strike finds the metal on a roof: a vent cap, a satellite mount, a ridge vent, the aluminum of a pool cage. The visible damage is a scorched or shattered piece; the hidden damage is split decking and cooked underlayment under it, which is why a lightning repair here is opened up and photographed rather than capped and sealed. For an absentee owner the first sign is often a manager's text about a tripped breaker or a burnt smell, and the roof should be checked the same week.

Hail. On 4/25/2023 the National Weather Service recorded 2.75-inch hail, baseball size, at Lake Louisa and Four Corners and at Mascotte. Hail that size bruises architectural shingles without tearing them: a soft spot the size of a quarter with a dark ring, invisible from the street, leaking two or three years later. That is now. A 34714 roof that has not been inspected since April 2023 should be, before the next renewal letter asks about it.

Wind is the same story as the rest of Lake County, 130 to 140 mph design wind, outside the high-velocity hurricane zone, with Milton's October 2024 damage pattern of lifted shingles and failed flashing rather than roofs torn off. The storm damage roof repair in Clermont page has the full weather record and the documentation process, and the consumer notice Florida requires when insurance claims are discussed.

- Permits & licensing

The permit: Lake County, Tavares, online

Every re-roof in the Lake County part of Four Corners permits through the Lake County Office of Building Services in Tavares, (352) 343-9653, and the office's habits suit a rental owner's timeline.

  • Residential re-roof permits are auto-issued online to registered contractors, so the permit is rarely what delays a blocked week.
  • Progress photographs with a ruler are required for the inspector; the same set goes to you.
  • Sheathing re-nail with 8d nails at six inches on center on detached single-family homes built before March 1, 2002, which covers the older houses along US 27 but not most of the 2000s rental communities.
  • Notarized re-roof affidavit at final, and a final inspection that closes the permit.
  • Notice of Commencement recorded with the Lake County Clerk before the first inspection on any job over $5,000.

Pro Specialty Services is registered with the county and pulls the permit in our name. Our four state certifications (CCC1335465, CCC1332012, CGC1538852, CRC1332909) are state licenses, so they work in unincorporated Lake County and inside the City of Clermont alike; the general and residential licenses cover the fascia, soffit and wall repairs that a long-unnoticed rental leak tends to leave behind.

- Local knowledge

HOA-managed communities on the county line

Most of the 34714 houses sit in deed-restricted, often gated communities with an architectural review process and a management company, and many of those communities are run with short-term rentals in mind. Three things follow for a roof.

  • Like-for-like is the norm. The rental communities were built with architectural shingle and expect it back; a color within the palette and the same profile is a routine approval, often little more than notice. A switch to metal is a longer conversation, and we quote what the guidelines allow.
  • The management company is the gatekeeper, for the guidelines, the application and the gate itself. We request the current architectural guidelines in writing before quoting a color, and we send the gate our crew names and truck description the day before. The HOA roof approval guide has the full process.
  • Attached and zero-lot-line homes share roof planes and gutters. We stop the scope at the party wall unless the association says otherwise, and we tell the neighbor's manager when we will be up there.

Parcels outside a deed-restricted community, the acreage and older houses along US 27 and the lakes, have no ARC; the county permit is the only approval.

Repair, replace, and the tier question for a rental roof

A rental roof gets the same honest answer as a primary residence, with one extra variable: how long you plan to own the house. We put it in writing after the inspection.

  • Repair when the field is sound and one component failed: boots, a flashing, a lightning-split cap, one slope of hail bruising. A repair carries a 1-year workmanship warranty on the repaired area and is usually finished in a turnover gap. The roof repair in Clermont page covers the repairs we see most, including a section on 34714 landlords.
  • Replace when the shingles are brittle, when hail bruising covers three or four slopes, when the 25 percent rule forces a section on a pre-March-2009 roof, or when the carrier has conditioned renewal on a new roof. A replacement carries a workmanship warranty of up to 10 years by tier, transferable once at no charge, which matters in a market where rental houses change hands.
  • Which tier. Our shingle re-roofs come as three written tiers, Pro, Pro Plus and Pro Max, with workmanship warranties of 2, 5 and 10 years. An owner planning to sell in a few years and an owner keeping the house for twenty will read that table differently, and we lay it out rather than steer. The shingle roofing in Clermont page explains what changes between them.

Financing is available for qualified homeowners through a third-party lender on replacement estimates; rental-property eligibility is the lender's decision, and the financing page explains how to see the options.

No. Four Corners is an unincorporated census-designated place where Lake, Orange, Osceola and Polk counties meet. The Lake County portion carries Clermont 34714 mailing addresses but is outside the city limits; permits come from Lake County in Tavares, not Clermont City Hall. The Lake County portion is in our service area; the other three counties are not.
Yes. You authorize by text or email, your property manager or lockbox gets us in, and the written summary with dated photographs of every slope, the penetrations and the attic goes to you by email. If work follows, the estimate is signed electronically and after photographs are sent the same day. We never enter a house without the owner's or manager's permission.
That is how we schedule in 34714. Inspections and single-area repairs go in the gap between checkout and check-in, with after photographs before the next guests arrive. A replacement needs a blocked week: a single-story shingle roof is one long day with the dry-in the same day, a two-story runs two, and the extra days are weather room. An active leak with guests in the house gets a tarp or dry-in first.
The Lake County Office of Building Services, 315 W Main St, Tavares, (352) 343-9653, for the Lake County portion of Four Corners. Residential re-roof permits are auto-issued online, progress photographs with a ruler are required, a notarized re-roof affidavit is filed at final, and the Notice of Commencement is recorded before the first inspection on any job over $5,000. A 34714 house in Polk, Orange or Osceola permits through that county.
Because the record is unusual here. Vaisala's 2022 report named Four Corners the lightning capital of the United States at more than 1,200 events per square mile, and the National Weather Service recorded 2.75-inch hail at Lake Louisa and Four Corners on 4/25/2023. Lightning splits decking under a scorched vent cap; hail bruises shingles that leak two or three years later. Both are invisible from the street and both should be photographed before a renewal letter asks.
Yes, the way you work: the scope and photographs go to you and the owner at once, scheduling runs through your turnover calendar, access is through you, and invoicing goes to the entity on the deed or to you, whichever the owner says. For managers with several 34714 houses, our maintenance guide lays out a twice-a-year routine for a portfolio.
