Roof maintenance for Clermont homes, by the decade the roof was built

Fifty inches of rain a year, a storm season that runs June through November and the most lightning in the country at the south end of town. A Clermont roof does not need much maintenance, but it needs the right maintenance at the right age, and most of it costs nothing.

- Roof Maintenance · Clermont, FL

Roof maintenance in Clermont is mostly a matter of knowing how old your roof is and what fails at that age. The city's housing went up in one burst, 1995 to 2010, almost all of it architectural shingle on hip-and-valley roofs, so the maintenance calendar for a Kings Ridge roof from 1998 and a Hartwood Reserve roof from 2008 is different in specific, predictable ways. This guide walks through the year, then through the decades, then through the point where maintenance stops being enough.

Pro Specialty Services is a Florida-certified roofing contractor (CCC1335465) based in Eustis, about 40 minutes north of Clermont. We are a repair-first company and this is a repair-first guide: nothing on the checklist below requires a roofer, and the free inspection at the end of it is how you find out whether anything does. If the inspection finds nothing, the written summary says so.

One rule before the list. Do not walk your own roof. Clermont's two-story subdivision houses have steep slopes over garages a half-story down and over pool cages; the fall is the expensive part, and a homeowner's boot does more damage to a tile or an old shingle roof than a year of weather. Everything below is done from the ground, the attic or a ladder at the gutter line.

The Clermont roof year: what to do and when

Clermont's weather is on the record and it sets the calendar. The Clermont 9 S station's rainfall normal is 50.64 inches a year, most of it from June through September. Hurricane season runs June 1 to November 30, and the storms that have mattered here landed in September and October (Frances in 2004, Irma in 2017, Milton in October 2024). The 4/25/2023 hail event at Lake Louisa and Four Corners was spring. Lightning season at Four Corners runs late May through September.

WhenWhat to doWhy
February to MarchClear gutters, downspouts and the pool-cage super-gutter after the live oaks drop. Look up every valley from the ground for leaf dams.Oak leaf and pollen drop in Central Florida is late winter; a dammed valley on a 50-inch-rain roof is a leak by June.
April to MayWalk the yard and look at every slope with binoculars: lifted tabs, missing ridge caps, dented vents, dark streaks. Check the attic on a hot afternoon for daylight and stains. Trim limbs back off the roof.Storm-season prep. Hail season is spring; a tab that is already loose comes off in the first June squall.
June to SeptemberAfter every storm, photograph the yard for shingle pieces, granule piles at downspouts, vent caps and dented gutters. Note the date. Check the lanai ceiling and top-floor closets for new stains.Dated photographs are what a repair scope and, if it comes to it, a claim are built on. Lightning season: look for a scorched or shattered vent cap.
October to NovemberSecond gutter clearing after the pine needles and the first storms. Re-check the attic. If the roof is past 15 years, this is the month to book the inspection before renewal letters go out.Milton landed in October. Insurers send roof-age letters at renewal, and Florida Statute 627.7011(5) lets you answer with a licensed roofer's inspection showing five years of life.
Any time a trade visitsAsk AC technicians, satellite installers, pressure washers and the HOA's painters to work from a ladder and stay off the roof, or to tell you where they walked. Most broken tiles and cracked boots we find were not weather. In Kings Ridge and Heritage Hills the association's paint schedule puts ladders on roof edges every few years.

If the roof is original it is 26 to 37 years old, past every insurance threshold, and the honest maintenance advice is to plan the replacement rather than nurse the roof. Most of these have been replaced once already, which resets everything below to the new permit date, so the first maintenance task is to look up that date on the city's eTRAKiT portal or Lake County's permit portal and write it down.

On a second roof from the 2010s, maintenance is about the accessories, not the field: the neoprene pipe boots crack at 12 to 18 years in Florida sun while the shingles last 25, so a 2012 re-roof's boots are due now. Look from the ground for a boot whose collar has split or whose sealant has pulled away, and for the dark streak below it. Check the attic under every plumbing vent after a heavy rain.

These homes predate March 1, 2002, so any re-roof includes the sheathing re-nail Lake County requires. Villas and attached homes in Kings Ridge share roof planes with a neighbor; a maintenance issue on one side is usually on both, and the HOA's exterior paint schedule is the moment to ask the painters to report anything they see from the ladder.

Roofs built 2000 to 2006: Legends, Summit Greens, Skyridge Valley, Lost Lake, Louisa Pointe

This is the biggest cohort in Clermont and the one crossing the 20-year four-point line right now. An original 2003 roof has been through Frances, Irma, Milton and the 2023 hail, and what fails first is predictable: the sealant strips on the windward (west and south) slopes let go, so a 52-knot gust can lift a tab that was sealed for 20 years; the step flashing behind the stucco on a two-story wall finally rusts through; and the first ceiling stain shows up over the lanai, where a lower roof meets the house.

  • Check the sealant. From a ladder at the eave, a shingle that lifts with a finger has lost its seal. One tab is a repair; a whole slope means the field is at the end.
  • Watch the roof-to-wall joints. Look for cracks or water lines in the stucco where a lower roof meets a second-story wall. That is kickout flashing failing, and it rots the wall sheathing behind the stucco before it shows inside.
  • Granules in the gutter. A handful every season is normal aging. A quarter inch of granules at the downspout after one storm means the surface is going.
  • Hail bruising. If the house is near Lake Louisa or in Four Corners, the 2.75-inch hail of 4/25/2023 may have bruised the south and west slopes. Bruises leak two to three years later, which is now. Soft spots the size of a quarter with a dark ring, visible from the roof only, which is a reason to book the free inspection rather than climb.

Summit Greens and Louisa Pointe roofs permitted before March 1, 2009 fall under the 25 percent rule, so a maintenance habit here has a direct payoff: catching a one-slope problem while it is one slope keeps the fix a repair. Our roof repair in Clermont page has the subdivision table.

Roofs built 2007 to 2014: Southern Fields, Hartwood Reserve, Heritage Hills, later Legends

These roofs are 12 to 19 years old and in the best years of their life, which makes this the cohort where maintenance actually adds years rather than buys time. The two things worth money here are ventilation and gutters.

Ventilation. Many of these houses were built with a few off-ridge vents and no ridge vent. Go into the attic on an August afternoon; if it is unbearable, the shingles are cooking from underneath and aging faster than their rating. A ridge vent is a modest line item when the roof is replaced and a poor one to add alone, so the maintenance action is to note it for replacement day and, meanwhile, make sure the soffit vents are not painted shut or blocked by insulation.

Gutters and fascia. Fifty inches of rain through a clogged gutter rots the fascia, then the soffit, then the rafter tails, and a missing drip edge speeds it up. Twice a year is the minimum; after the oaks drop and after the first autumn storms. Look at the fascia board behind the gutter for soft, dark wood and at the lanai gutter for standing water.

Heritage Hills is a 55-plus community whose association handles exterior painting; the paint cycle is the moment to have the painters report lifted shingles or boots from the ladder. Houses in this cohort permitted on or after March 1, 2009 are exempt from the 25 percent rule, so a large storm repair stays a repair.

Roofs built 2015 and later: Esplanade, Johns Lake Landing, Serenoa, Waterbrooke, Crestview

The roof is young and the maintenance questions are different: builder defects, trade damage and storms, not age. Three habits matter.

  • Know the builder warranty dates and get a roof inspection before the structural or roofing coverage expires, so a flashing or nailing defect is documented while someone else is responsible for it.
  • Keep the wind mitigation form current. A post-2002 house with a hip roof and a secondary water barrier earns credits under Florida Statute 627.0629, documented on form OIR-B1-1802 (the 04/26 revision is mandatory for inspections dated on or after 04/01/2026). The form is good for five years; put the expiry on the calendar.
  • Tile, if you have it. Esplanade at Highland Ranch is tile by specification. Tile roofs are not walked for maintenance, ever, and the only items on the homeowner's list are the gutters, the valleys seen from the ground, and whether any tile has slipped or cracked after a trade visit. The tile roof repair in Clermont page explains how a tile roof is inspected without breaking it.

Four Corners and rental roofs: maintenance from a distance

A large share of the 34714 houses with Clermont addresses are rentals whose owners live elsewhere, and a roof nobody looks at is the one that fails. The maintenance habit for an absentee owner is a schedule, not a glance: gutters cleared twice a year by whoever handles the lawn, a dated set of photographs of every slope and the attic after each named storm, and a roof inspection on the calendar every two years or after any hail or lightning report for the area. Four Corners is the lightning capital of the country per Vaisala's 2022 report and took baseball hail in April 2023; both kinds of damage are invisible from the street and photographable from the roof. We inspect with remote permission and send the summary by email; the Four Corners roofing guide covers the rest of the remote-owner process.

Maintenance that hurts a roof

  • Pressure washing shingles. It strips the granules that protect the asphalt and voids most manufacturer warranties. Algae streaks on a north slope are cosmetic; if they bother you, a low-pressure soft wash by someone who understands shingle is the only acceptable method, and never on tile from the ridge down.
  • Caulk as a repair. Sealant is a gasket, not flashing, and the Florida sun cooks it in a season or two. A tube of roof cement over a leaking boot or a rusted step flashing hides the problem until the decking is rotten.
  • Walking tile. Every foot on an unsupported tile edge is a crack. Tile is inspected from the ladder, the ground and the attic.
  • Screwing things to the roof. Satellite dishes, holiday-light clips, security cameras and solar mounts without flashing are leaks on a schedule. Anything that penetrates the roof needs a flashed, sealed mount.
  • Letting the painters climb. In communities where the HOA repaints exteriors, ladders land on gutters and roof edges every cycle. Ask for stand-offs and for a report of anything they saw.

When maintenance becomes a repair, and when a repair becomes a replacement

Maintenance ends where water begins. A stain on a ceiling, a wet spot on attic insulation, daylight at a penetration, a tab in the yard, granules in a pile: each of those is a repair call, and the earlier it is made the smaller the repair. A repair from Pro Specialty Services comes with a written scope, a 1-year workmanship warranty on the repaired area and the Leak-Free Promise, which puts us back on the roof within 48 hours at no charge if our work is the reason it leaks.

A repair stops making sense when the field itself is brittle (lifting one tab to replace the one below cracks the tab you lifted), when hail bruising covers three or four slopes, when the third leak shows up somewhere new, or when the 25 percent rule forces a whole section on a pre-2009 roof. At that point the roof replacement in Clermont page and the shingle roofing tiers are the next read, and the free inspection is where we put the answer in writing with photographs.

The inspection is free whether or not it finds anything. Book it before storm season or before the renewal letter; the free roof inspection in Clermont page explains what it covers and how it differs from the paid four-point and wind mitigation reports your insurer may ask for.

Under 15 years old: after any storm that leaves debris in the yard, and once before the builder warranty expires. Past 15: every year or two, and in the autumn before insurance renewal, because Florida Statute 627.7011(5) lets a licensed roofer document remaining life for a carrier. Past 20: annually, since Citizens and other carriers ask for a four-point at that age. Our condition inspection is free and the summary is yours either way.
From a ladder at the gutter line, yes, if you are steady on one; never from the roof. Twice a year in Clermont: after the live oaks drop in late winter and again in the autumn after the pine needles and the first storms. Watch the fascia board behind the gutter for soft, dark wood, which means water has been getting behind it.
No. Pressure strips the granules that protect the asphalt, shortens the roof and voids most manufacturer warranties. Algae streaks are cosmetic. If appearance matters, a low-pressure soft wash by someone who knows shingle is the only acceptable method, and tile should never be pressure washed from above by anyone who does not know how to walk it.
Look up its permit date first, because a roof replaced in 2012 is not a 20-year-old roof. If it is original, book the free inspection: the accessories (boots, sealant strips, flashing) fail at 15 to 22 years while the shingles still look fine from the street, and your carrier will ask for a four-point or remaining-life documentation at renewal. If nothing needs doing, the written summary says so.
From the ground, with the date on the photos: shingle pieces or tabs in the yard, piles of granules at the downspouts, dented gutters or vent caps, a vent cap on the lawn, and anything scorched if there was lightning. Inside: the lanai ceiling and the top-floor closets for new stains, and the attic for wet insulation. Then call; an active leak goes to the front of the schedule.
Yes. Tile is inspected from the ladder, the ground with binoculars and the attic, and walked only on the supported lower third of each tile when there is a reason to. We look at the underlayment from the attic side, because on a tile roof that is what eventually fails, not the tile. Most broken tiles we find were caused by other trades.
